Amado RV & Self Storage is a 13.45 acre facility with 516 total rentable units, of which 136 are enclosed storage units with the majority of them being larger 10' X 20' units & 380 are parking spaces with the majority of them being oversized 12' X 45' spaces, totaling over 280,000 rentable sq. ft. Our RV parking spaces are 12' wide which is 2' wider than any of our competitors, we also offer up to 50' deep parking spaces, with back to back spaces offering up to a total of 90' deep. We have the largest parking spaces available, we also offer 40' wide drive ways for our customers to maneuver even the biggest RV rigs/ 18 wheelers with comfort! We have a sewer clean out station that we offer free of charge to our customers **( New buyer could easily charge $10-$15 per clean out)** this would generate an increase in annual income! ***We are well below market rents with our competitors charging $25+ to $125+ for the same sized storage units and over $200+ for smaller sized parking spaces*** ***A justified price increase will ad a considerable amount of annual income*** We are currently 100% occupied! We recently added over 200 new parking spaces and even with the Covid pandemic we have rented up rapidly! We lost 15%-20% of our renter base due to this pandemic, and with the Canadian border being shut down to all nonessential traveling so none of our normal "Snowbirds clientele" are on our current rent roll! We have a large front office with a supply show room and a large bathroom for manager/customer use, we are fully fenced with secure barbed wire fencing, we have an automatic entry gate with a secure keypad and another automatic exit gate with another keypad, both keypads are tied to our software system so only current paid in full customers can get in or out of our facility.
