The 30 N. Saginaw property is located in the center of downtown Pontiac. It is an eight-story former bank building with historical significance. The first two floors consist of a two-story ballroom that is rented through a venue manager. The third floor consists of offices occupied by artisans and musicians, and those sizes range from 400 SF to 600 SF. The fourth floor consists of nine offices from 460 SF to 1300 SF, and those offices rent for $8.50 per square foot on a gross basis. The fifth and sixth floors consists of 14 residential lofts, two studios, two (2) two-bedroom units and 10 one-bedroom units. These units rent for $750 a month for the studio unit, $875 a month for a one-bedroom unit, and $1750 per month for the two-bedroom unit (and there is normally a wait list for these units!). The seventh and eighth floors are vacant. The property has boiler heat and a water chiller for air-conditioning. There is one passenger elevator, one freight elevator and a service elevator for floors one and two which the tenants get a key fob or code access, and can buzz people in via their cell phone. This access system is three years old and is state-of-the-art and known as a Door King system. There is no onsite parking, however, Tenants are directed to the McLaren garage across the street for $30 per month, or they can park behind the 91 N. Saginaw building for $25 per month. There is a common laundry facility on the fifth and sixth floors which is coin-operated and owned by the landlord. Competitive loft properties such as 10 W. Saginaw, those on Huron Street as well as Lafayette Apartments, and all currently on a wait list.
