ABOUT 302 CUTLER ST , ALLEGAN, MI 49010

The Delano Mansion Inn & The Allen House These two historic inns are situated in the quaint town of Allegan, Michigan. The Delano Mansion Inn is historic, 4,000+ sq. ft., 1863 Italianate Renaissance inn. Each of the six large, elegantly decorated guestrooms features period décor and furnishings. All guestrooms have an attached private bath and offer a TV, DVD/CD player, wireless internet, A/C, plush Egyptian cotton bath towels, and extra blankets/pillows. Four of the rooms are luxury whirlpool suites; three of these suites have a fireplace. Of the remaining two rooms, one has a fireplace. Each guestroom is richly decorated, including Bradbury & Bradbury wallpapers and many antiques. This mansion inn has many fine appointments such as hardwood floors, marble fireplaces, tiled bathrooms with solid brass fixtures, ten chandeliers, an open curved stairway, a wrap-around porch, a 3/4 attic including a cupola, and a full basement. A new, high efficiency boiler was installed in 2016. The first floor ceilings are 12’, and the second floor ceilings are 10’6”, with floor to ceiling window through-out most of the inn. The DeLano Mansion Inn is situated on a large double lot with extensive gardens. It has an underground sprinkling system and is surrounded by an original 330 foot ornate 1800’s black puddle-poured iron fence. The combination of the two buildings’ property is almost an acre and the property extends from one street corner to another. The DeLano Inn also features a 2,000+ sq. ft. carriage house. 1,700 sq. ft. of the carriage house was converted to a spacious 2 bedroom innkeeper’s loft in 2004. The great room includes a large gas fireplace, soaring cathedral ceilings, and beautiful new kitchen with custom cabinets, Jenn-Air stove/oven, and granite tiled countertops. The bath features a large, 72-inch long soaker tub. The master bedroom includes double closets. The innkeeper’s quarters also includes additional storage under the stairs, and a utility room complete with washer & dryer. In addition, the ground floor still includes plenty of storage space. There is also a private area with a hot-tub behind the carriage house. The Allen House, was built in 1884 by lumber baron Horace G. Moore and is in a National Register historic district. This stately, almost 5,000 sq. ft., Eastlake Victorian residence has survived intact. The spacious interior features 6 guestrooms, many with beautiful original architectural detailing and high ceilings. In recent years, the mechanical systems have been completely reworked to include two heating and cooling systems, hot water on demand, all new wiring, new roof, and new exterior paint based on the original color scheme. There are fascinating details including a curved staircase, two impressive mantels, heat registers, hardware and what was likely a room for ice storage back in the day. The detached garage has a great space above, which has been converted to weekly rental apartment. It rents for $250 per week or $900 per month. The Allen was acquired in 2016 and after renovations to accommodate the 6 guestrooms, the inn held their Grand Opening in February, 2017. Reopened in 2000, The Delano Mansion Inn enjoys a large percentage of repeat visitors and steadily growing revenues each year! Its proximity to Chicago and Detroit (less than three hours from each) provides a year-round draw for this wonderful inn. The lender has taken possession of the inn and is very motivated to sell. The inns have been priced to sell quickly at $899K. The list price includes fully furnished inns with an excellent track record, much upward revenue potential and many antique furnishings! #SW117
