The building has a kitchen, restroom, office area, meeting area, and two entrances. If you want to lease the building with all of the current furnishings in place, that can be arranged for an additional $200 per month. The stove is included in the base rate. The refrigerator is optional (you can use it if you like, but if it stops working, it will not be replaced).
The NNN lease is broken down as follows:
$12,000 per year for use of the property.
$1,035 per year for property taxes*
$3,000 per year for liability, property insurance, and utilities*
*Property taxes are subject to change and will be adjusted accordingly. $1035 is the amount paid for 2020.
**Liability insurance does not cover your business operation, just liability for those on the property and for protection of the building. Any business operations that cause the cost of insurance to increase or utilities to increase will be passed on to the lessee. The intent is to pass those costs to the lessee without markup.
