The racetrack is 5/8th of a mile. It was built professionally by Dennis Moore. Every rail post was set through laser GPS from a satellite. The base and footing are natural sandy loam, as is most of the property. The track has 2% banked turns. The track surfacewas professionally sifted and is rock free.
The entire horse population has been up to 278 and in the past horses have been housed in various stalls, pens, pastures. Parcel 058 is the largest parcel has not been used for housing but is fully fenced with a new 6’ wire and top rail.
The original well is high yielding and runs at 400gpm (LO Lynch Flow test 2012). It is currently set-up 1600/GPM with a state-ofthe-art pump system that runs on a new relay design for low electrical pull. There is a second well that is only used as a backup and will automatically turn on should there be any problem with the main well. Currently only about 15 acres are being irrigated for pastor. The well system is set up to easily irrigate 100 acres. The hay barn has a load capacity of 100 tons. The home is +/- 1557 sf and is a 3-bedroom, 2 bath home with central air and heating. There are restrooms in the lay-up barn and in the office.
