EXECUTIVE SUMMARY
Matthew Lehman Real Estate presents a unique opportunity to own the former home of Slocums Grill and Bar, located at 3221 Main Street in Mammoth Lakes, California. With a legacy spanning over 33 years, this property is renowned as one of the best restaurant locations in Mammoth Lakes. The demand for quality dining in Mammoth is high, especially as the town has lost over eight restaurants to new developments, creating a significant void in the quality-dining market.
The property itself encompasses 4,989 square feet of restaurant space with excellent visibility and has renovation potential. It can accommodate up to 168 guests across three dining rooms and a bar. The sale includes real estate, furniture, fixtures, equipment, and a Type 47 liquor license. Additionally, there are 35 on-site parking spaces and eight to 10 public spaces nearby, ensuring ample parking for patrons.
Situated on the south side of Main Street, it boasts 100 feet of frontage, and recent sidewalks were installed in front of the building. This location was operated as a 25-acre housing project (being built by the Town of Mammoth) underway at the southern edge of the property. Zoning encourages higher mixed-use density. There is a free public transportation stop just steps away from the front door.
Main Street is home to the most frequented local businesses in Mammoth Lakes, including Schats Bakery, Kitterage Sports, the US Post Office, Wave Rave, and many more. 3221 Main Street is unique to Mammoth Lakes in that it is located at a midpoint between the entrance of town and the Village at Mammoth, with great visibility, private parking, and zoning that affords expanded uses.

While the structure will benefit from a remodel, its former layout as of March 14, 2020, offered strong capacity with 82 seats across three dining rooms, 76 stools and seats, plus 8–10 bar stand-up oak rails, all totaling an impressive 166–168 guest spots. SALE ADVISOR
Matthew Lehman, Broker
Few people can say they grew up in Mammoth Lakes. Although born in Los Angeles in 1969, Matthew’s first memories of life were his family moving to Mammoth Lakes in 1972. Although he spent most of his childhood in Mammoth Lakes, he did attend high school in Encinitas, California, where he earned a Congressional and Secretary of Navy appointment to the United States Naval Academy in Annapolis, Maryland; later obtaining his bachelor of Science degree in Real Estate Studies from Marylhurst University, OR. In 1992, Matthew moved back to Encinitas, California where worked with his father growing the family appraisal business “Bankers Appraisal” into one of the largest appraisal firms in the County. While Encinitas was a wonderful place to live, he missed the mountains and decided to take a large step and move back to Mammoth Lakes in 1996. Since this time, Matthew and his incredible office staff built the one of Inyo and Mono County’s notable appraisal firms as well as Matthew Lehman Real Estate. In addition to being a broker, Matthew is very active in the community and has sat on the Mono County Assessment Appeals Board, represented property owners in Tax Appeals, held a board seat on the Mammoth Lakes Chamber of Commerce, Mammoth Lakes Tourism Board, Local Transportation Commission, Town Councilman for the Town of Mammoth Lakes (2010-2014), and was Mayor of Mammoth Lakes during one of its most challenging years - 2012/2013. Matthew intends to live in Mammoth Lakes for the rest of his life, while taking active sailing trips throughout the world living an active outdoor lifestyle with family and friends.
