About the Property
3404 Sansom Street A Record Of Success In 1984 David Braverman moved out of his bus, a deli on wheels, and into 3402 Sansom Street. A year later I leased 3404 Sansom Street to him and Le Bus Restaurant was born. It was immediately successful and the company was able to add other locations and one of the premiere bakeries in the Philadelphia region. Eventually David chose to focus on baking rather than restaurant service and the Sansom Street location closed. I was approached by 3 Wharton students about opening a bubble tea house. After a great deal of research, I jumped in on the idea and Bubble House was born. Though it started in 3404 only, it was so successful that I was able to purchase 3402 Sansom and expand into the second building. After a great ride of 10 years I decided to calm my life down a bit. I closed Bubble House and brought in Baby Blues BBQ in 2010. For 10 years Baby Blues have also had great success at the location grossing 2.5 million in their last year before the pandemic. Their average customer spend/visit was only $20. That’s called volume. I wish them the best of luck going forward. They have been an excellent tenant. We are living through extraordinary times. The pandemic has been difficult for all of us, certainly as hard on the restaurant industry as any other sector in America. But difficult times also come with opportunity. My tenant, Baby Blues, armed with 10 years of success at my location, are taking advantage of an opportunity up the street in a larger facility. Now, I have an opportunity to offer at my location. The pandemic will not last forever. Offering short term rental rate flexibility, I am presenting an excellent opportunity for 2021 and beyond.
