DESCRIPTION OF LEASEHOLD INTEREST AND IMPROVEMENTS THEREON TO BE OFFERED FOR SALE. All of the Grantor’s leasehold interest in certain land and improvements thereon as conveyed to Grantor pursuant to, and as more particularly described in, that certain Ground Lease dated November 26, 2014, between Boulevard at Box Hill 5 LLC and the Grantor, which Ground Lease references that certain tract of land containing 50,094 square feet, more or less, designated as Lot 2 by the Landlord and other benefits under the Ground Lease. BEING KNOWN AND DESIGNATED as Lot 2 as shown on the plat entitled “Third Revised Final Plat Three, Lot 2, Lot 5, Lot 6, Lot 7, Lot 21 and Lot 22, Boulevard at Box Hill”, recorded among the Land Records of Harford County in Plat Book JJR No. 139, folio 63. The improvements thereon to be known as 3459 Merchant Boulevard. The leasehold interest to be offered for sale at this public auction, as is more particularly described above ("Leasehold Interest"), has a street address of 3459 Merchant Boulevard, Abingdon, Maryland 21015. The Leasehold Interest is improved by a free standing two-year old restaurant building having approximately 6,867 square feet of usable space ("Building"). The Building was formerly occupied by the well-known franchise Boston’s The Gourmet Pizza Restaurant and Sports Bar. There is approximately 992 square feet of outdoor patio space. The Building itself is believed to be served by, or to have access to, electrical service, gas service, public water and sewer and adequate parking. The Leasehold Interest and the Building are hereafter collectively referred to as the "Leasehold Property." DESCRIPTION OF EQUIPMENT, FURNISHINGS, TRADE FIXTURES AND OTHER ASSETS TO BE OFFERED FOR SALE. The Trustees and the Noteholder will also offer for sale all restaurant equipment, furnishings, trade fixtures and other related assets of the Grantor and the Borrower located in the Building unless tagged or otherwise marked "Not for Sale."
