ABOUT 36005 7TH ST , NEHALEM, OR 97131

1. Building was constructed in the 40’s 2. Believed to be a car dealer 3. At some point was a gas station / Tanks removed by ODOT 4. Is known that it was an auto repair shop into the 70’s 5. Some time in the mid 70’s it was opened as an antique store 6. In the late 80’s to the early 90’s the existing floor was installed above The old concrete floor. At this time, the drop ceilings, electrical and plumbing were re-done The kitchen in the front of the building was added during this remodel 7. The building was operated as an antique mall from the early 90’s to 2008. 8. From 2008 to 2014 building was used as a dollar store, and auction house 9. In late 2014 I re-opened the building as an antique mall. 10. Closed antique mall in October of 2017 Flood History. 1. In 1996 the building had approximately 1 foot of water in it. This was the largest flood in Nehalem in many years. 2. In 2006 the building just barely got wet inside. Only had about 1 inch of water. 3. The building has not had flood water in it since 2006. 4. In most years Nehalem streets flood with the high tide but do not get high enough To cause flooding to the inside of the building 5. I currently have flood insurance on the building. The current one year premium Is $3,800 app. I have been informed that the yearly premium could go up 25% This year. I have not confirmed this yet 6. The building was not raised after the 1996 flood due to the construction type. It is concrete block wall construction. Then the roof trusses sit on top of the Block wall. They would have had to remove the roof system and then completely Re-do the floor in order to raise it General info 1. Property taxes are $2,161 per year app. 2. In app. 2007 there were 2 oil tanks removed from the front of the property ODOT did the removal and removed the contaminated soil when they were Re-doing the intersection. They monitored the area for a couple of years. All tested good 3. In 2014 the front area of building was re-done and a bathroom added for the Separate business. This area has the kitchen 4. The building does need some repair a. The roof leaks in app. 4 places. A new roof was installed in 2008 1. These can be repaired, just have not had timeb. Some ceiling tiles need replaced due to roof leak c. Awnings above windows are worn out d. Main part of building is not heated at this time. There are propane Furnaces that do work, would just need to re-install propane tanks I had them removed so I didn’t have to pay the rental fee e. The area that was re-done in 2014 is heated with electric cadet heaters f. A few of the lights in the ceiling need new ballasts g. The Shed at the back of the building has some dry rot at the north east corner
