The two-bedroom/one-bathroom units also have 3 slightly different floor plans with an approximate unit size of 900 square feet. Built in 1967, the Orleans has undergone significant unit by unit upgrades over the last several years that are still ongoing. Improvements at the complex include upgrades to appliances, new fixtures, newer flooring, new granite counter tops, the addition of in unit washers/dryer, newer windows and sliding glass doors, newer roofs, and an updated courtyard. All units at the complex feature vinyl plank and carpeted flooring, central air, fully equipped kitchens with granite and stainless steel appliances, dishwashers and disposals, washer/dryer, excellent natural lighting, large bedrooms and Google Fiber. Select units at the complex feature balconies/patios (19), decorative fireplaces (21) and walk-in closets. Units are individually metered for gas and electric and possess common water. Tenants are responsible for gas and electric, while the landlord is responsible for water, sewer and trash. A fire in the fall of 2018 affected occupancy at the complex impacting 6 units, 3 of which needed full rehabs. As of May 16th, 2019, the insurance work has been completed and the 3 heavily impacted fire units are “made-ready”. These units are now the nicest and newest at the complex (all two-bedroom units) and 2 of the 3 are already leased.
