DESCRIPTION

The site is located at the southwest corner of the Village of Flossmoor between Crawford Avenue and Central Park Avenue on the north side of Vollmer Road. Crawford Avenue and Vollmer Road define the Village’s west and south boundaries, respectively. The Village owns several mostly-contiguous parcels totaling 36 acres at this location, of which approximately 29 acres are currently developable. On the west side of the site, two developable parcels (PINs 31-11-302-001 and 003) currently provide approximately 340 feet of street frontage on Crawford Avenue with a developable area of 105,600 square feet. On the south side of the site, the developable area totals over 970,000 square feet depending on site configuration. The site provides roughly 1,035 feet of street frontage on Vollmer Road to the south and 345 feet of street frontage on 198th Street to the north. Additional street connections providing circulation within the site may be proposed as part of the development. The Flossmoor public works department building occupies two Village-owned parcels on the northeast corner of the site (PINs 31-11-303-008 and -009) which are not currently developable. The latest available traffic counts were prepared by IDOT in 2014 prior to the Meijer and outlot developments. At that time, average daily traffic (ADT) was calculated at 8,200 for Crawford Avenue and 18,000 for Vollmer Road. Updated counts will reflect a significant increase in activity generated by the new development.
