Cedar Hill is located less than 20 miles southwest of downtown Dallas and is one of the fastest growing cities in the Dallas/Fort Worth metro. Within the last six years, thousands of new homes and more than 2 million square feet of retail have been added to Cedar Hill, and because of the city’s rapid growth and central location it has become a regional purchasing center for nearly 200,000 people. Cedar Hill Retail is just off the intersection of Highway 67 and FM 1382. The traffic count reported at this intersection in 2016 was nearly 70,000 cars/day, as Highway 67 serves as access to IH-20, IH-35, and IH-45. Cedar Hill Retail is well positioned in a very dense retail corridor, and is an out-parcel to a Home Depot and Albertsons anchored center. Other major retailers in the immediate corridor include: Hillside Village (600,000+ Lifestyle center), Walmart Supercenter, Super Target, Kohl’s, Sprouts, Ross, 24-Hour Fitness, Kroger, Best Buy, Bed Bath & Beyond, HomeGoods, Hobby Lobby, Cinemark, and Strayer University. In addition to being in a dense retail market, the property sits in a dense population area as well, with over 13,000 people in a 1-mile radius and nearly 150,000 in a 5-mile radius. Over the next five years, the 1-mile and 3-mile population is expected to grow over 10%, and about 8% in the 5-mile. The next largest tenant is ATI Physical Therapy (corporate lease), which occupies 33% of the GLA. ATI was founded in 1996 in Bolingbrook, IL and currently operates over 600 clinics in 24 states.
