Nestled at the confluence of the Willamette and Columbia Rivers in northwestern Oregon lies the city of Portland, nicknamed the Rose City, The City of Roses, and Beervana because it has more microbreweries inside the city limits than any other city in the world. Once reliant on timber, fishing, and agriculture, Portland’s diversified economy now includes technology, healthcare, and education, with a special emphasis on clean technology, advanced manufacturing, software, and active wear. Fortune 1,000 companies Nike, Precision Castparts, Stancorp Financial Group, and Schnitzer Steel call Portland home. Providence, Legacy, and Kaiser support a combined 45,036 jobs, underscoring the importance of the healthcare industry to the Portland-Vancouver-Hillsboro MSA. And straddling the healthcare and education sectors is the Oregon Health & Science University (OHSU). With 19,136 employees and approximately 3,000 students, this nationally-renowned public university is one of the nation’s top biomedical research facilities.

ABOUT SE CLOSE-IN
The Powell Boulevard (Highway 26) corridor is one of the busiest non-freeway arterials in Southeast Portland. Residential development is interspersed on the north and south sides of Powell Boulevard, which bisects the neighborhood, traveling east and west. The arterial connects to Interstate 205 to the east and the Ross Island Bridge and South Waterfront Area further west. Larger big-box commercial development is predominantly clustered around signalized intersections, with smaller office and retail uses dotted along the major arterials.
Reed College—a private liberal arts institution founded in 1908—is located near the northwest intersection of Southeast Woodstock Boulevard and Southeast 28th Avenue. Cleveland High School serves the area’s secondary educational needs. There are numerous recreational opportunities nearby, highlighted by Mt. Tabor Park, with ample hiking trails and picturesque views of the downtown skyline to the west.
The area continues to be a popular destination for home buyers, who have taken advantage of the quiet residential streets and ease of access to local services. Modes of transportation such as biking and walking are popular.
Rental rates are attractive when compared to the central core, and the minimal new retail construction on the horizon won’t add competition to existing spaces in the near term. The area offers a viable alternative to tenants or businesses looking to relocate from Portland’s more expensive clusters, with an active and dedicated community base supporting local businesses. Traffic counts along Powell Boulevard generally range from 19,000 to upwards of 22,000 vehicles per day, some of the highest in the neighborhood.
