Sherwood Plaza is located in Owensboro, KY. Owensboro is the third largest city in the state of Kentucky. Sherwood Plaza is a 104,000 square foot strip center that currently rents to Dollar Tree, Dollar General, AutoZone and Big Lots. We have approximately 40,000 square feet that will be up for renewal in the next 12 months. Approximately 33,500 square feet of this space has been occupied by Big Lots and in August of 2019 their space will be available. Although their sales have increased each of the last 4 years, they were in need of more space than we were able to accommodate. Big Lots had been in the center for over 25 years. The center is located in the heart of the retail area that serves Daviess County, McLean County, Hancock County, Ohio County in Kentucky and Spencer County Indiana. Because of its central location on Frederica Street and the Highway 60-Expressway, it serves the residents in the central part of the city as well as the residents to the east and west. It has been fully leased since 1997. Recent announcements have been made for a residential development for over 200 single family homes to be built just 2 miles west of the property. Sherwood Shopping Center will be the closest shopping area for those residents. Additionally, it was announced that another developer will be developing two 100 units apartment complexes on the property adjacent to the North. Space is well maintained and has excellent visibility from Frederica Street. Additionally, we removed an out-lot building to provide an even better-unobstructed view. There was a new roof installed this year and exterior renovations and repairs.
