Although the property is zoned R-40 single-family residential, the Town intends to create an overlay zone or zoning text amendment to accommodate multi-family development, combining new construction with the existing building; initial discussions focus on density of at least 8-10 units per acre, which would tentatively yield over 100 units. Roughly half the property is wetlands, but that portion of the property would still be included in the density calculations.Given the 1923 building is listed on the State Register of Historic Places, the CT Trust for Historic Preservation is also interested in the development, with an eye toward assisting a developer to secure historic tax credits.Please refer to the attachments and photos for more details, including a developer prospectus, an A-2 survey, and wetlands map.
