Leasing Team
Michael Kazmierczak, Executive Vice President
Most notably, from 2007 to 2015, Michael directed the leasing team at the iconic Willis Tower where his team achieved more than four million square feet of leasing transactions during his tenure, including the successful execution of United Airlines’ 830,000 RSF lease, one the largest office leases in the history of Chicago.
Most recently Michael led the team that completed more than 300,000 square feet of highly competitive and complex lease transactions at 353 North Clark including retaining existing anchor law firm Jenner & Block. Michael also leads the office leasing at 15 East Oak, where the team worked closely with ownership to design and execute a successful redevelopment and partial conversion from retail to high-end, boutique office, and completed multiple transactions taking the office component from zero to 77% since delivery in 3Q 2021. In the North Michigan Avenue submarket, since 1993 Kazmierczak has consistently achieved the highest net rates while maintaining above market occupancy in a portfolio of Class A mixed-use office properties along Chicago’s Magnificent Mile.
Kazmierczak joined U.S. Equities Realty in 1990 as a Property Manager for a 63,000 RSF northwest suburban office building. Over the span of his commercial real estate career, Michael has managed and/or leased more than 50 diverse properties, spanning each of the five major suburban Chicago submarkets as well as the CBD. He has marked success working with institutional, entrepreneurial and international owners at single story, mid-rise and high-rise office, retail, industrial, flex and mixed-use properties of all classes.
Kelsey Scheive, Senior Vice President
Most recently, Kelsey and her team have been working on a $75M+ redevelopment at 10 & 120 Riverside Plaza, turning it into a vibrant 1.4M square foot campus on 2-city blocks overlooking the Chicago River. Her ability to make companies imagine a future that does not yet exist resulted in over 450,000 SF of leasing prior to completion of the redevelopment and a notable roster of new tenants including Molex, Pinterest, Raymond James and Robert Half.
Kelsey was directly involved in one of the largest individual transactions in Chicago over the past 10 years, leasing 380,000 SF to Sargent & Lundy at 77 West Wacker in 2024. Other notable transactions include QRM (106,000 SF), Plante Moran (105,000 SF), Xeris Pharmaceuticals (87,000 SF), Showpad (68,000 SF) and Raymond James (60,000 SF).
Her experience expands to ground up new developments including the first new construction life sciences building in Chicago—Fulton Labs at 1375 W. Fulton. She leased 235,000 sq. ft. of life sciences space and brought the asset to 98% leased in a challenging market. Additionally, her team set two high water marks for office rent in Chicago at trophy tower 110 North Wacker Drive.
Beyond her agency leasing acumen, Kelsey is a member of Chief, a private membership network focused on connecting and supporting women executive leaders. She also is a member of the Agency Innovation Group, a collaboration of CBRE’s top agency brokers across the country.
Kelsey’s success has made her the winner of NAIOP’s 2023 Deal of the Year and a four-time nominee for the Greater Chicago Food Depository’s Office Representative of the Year Award (2023, 2022, 2020, and 2018).Additionally, Kelsey was the Top Producer for Investor Leasing - CBRE Chicago Region in 2023 and 2022.
Kelsey Morgan, Vice President
Kelsey has been involved in the final lease-up of trophy tower 110 North Wacker Drive, since it was delivered in 2020, in addition to 10 & 120 Riverside Plaza, 125 South Wacker Drive, One South Dearborn, and 425 South Financial. She was also nominated for the Greater Chicago Food Depository’s Office Representative of the Year Award in 2022.
Before her time with CBRE, Kelsey was an Assistant Vice President at MB Real Estate. Prior to entering real estate, she thrived in the marketing industry working in Austin, TX for George P. Johnson Experience Marketing as a Program Manager for IBM and before that at a Sports Marketing Agency where she worked with Olympic Athletes and brands such as Adidas, Under Armour, Red Bull and Microsoft.
