The Lessee shall be solely responsible for obtaining and maintaining, at their own expense, any and all permits, licenses, and approvals required by federal, state, and local authorities to operate a restaurant in St. Johns County, Florida. This includes, but is not limited to, health permits, business licenses, and any other operational permits necessary for the lawful conduct of the Lessee's business activities on the leased premises. All required permits and licenses must be obtained before commencing restaurant operations. Lessee shall obtain liability insurance and name Owner as an additional insured.
