To help clarify expectations and avoid wasting anyone’s time, this is an owner-operated location. The current crew can handle day-to-day customer flow, but they do not handle chemical ordering, payroll, bookkeeping, major maintenance, menu-pricing decisions, equipment upgrades, or repairs.
If you are looking to add a car wash to your portfolio, plan on hiring someone to manage this location on your behalf. This is not the type of business you can simply check in on once per month.
As the current owner, I spend approximately 10 minutes per day on paperwork, plus a couple of hours each weekend handling payroll, scheduling, bill payments, and balancing the books. In addition, about once per week—or a few times per month—there is usually a minor issue that needs attention. If no one is available on-site or nearby to address it and make the repair, downtime could be significant.
Regarding the point of sale, the current 600+ membership accounts, representing more than 700 vehicles, are billed through Square. The Square account is tied to the FEIN and LLC. While it is not necessary, I recommend structuring the deal to include transferring the LLC as part of the sale to help smooth the transition. If you do not want to use Square, you will need to transition all membership customers to a new point-of-sale system and re-establish monthly billing.
The current crew is proficient in customer service, but they do not handle the other entrepreneurial and operational responsibilities that come with owning a business. If I thought I could hire someone with the same motivation level, who cared about the success and profitability of the business as much as I do, and who could keep it running smoothly and successfully, I would simply hire that person and let them run it for me as an absentee owner.
