The subject is located at 4404 Kansas 33 Highway in Franklin County, Kansas, outside of the Wellsville, Kansas city limits. The subject is located at the Southwest corner of Interstate 35 and Kansas 33 Highway. The subject is a basically level parcel of land with a gentle east to west slope that consists of +/-8.81 acres of commercial land. The subject per Franklin County is known as Parcel Number 030-018-33-0-00-00-001.00-0-01. The subject property is irregular in shape and graduates to a narrow point at the far west end of the subject site (see Aerial Map). According to Franklin County Planning Department, the subject is presently zoned C-2, Highway Commercial District. Electricity is available to the subject and water service with the Franklin County Rural Water District No. 1 is available to the subject. Sanitary sewer service is not available to the subject or the subject neighborhood. The subject building is currently serviced by a septic tank system and lateral field. The subject industrial office/warehouse building is currently located approximately in the middle of the +/-8.81 acre subject parcel. Concrete pad parking is available at the front entrance to the building. A security fence separates the front of the improved property from the back portion of the property and building. Concrete pad and gravel parking for vehicles are located to the south of the building outside building overhead drive-in doors. Gravel driveway and parking are located to the west of the building where the parcel narrows. The warehouse area consists of thick concrete floor, insulated walls and ceiling, +/-1,250 square feet of wood framed mezzanine with forklift access, restroom, break area, and mechanical/electrical components. The subject warehouse has three large, overhead drive-in doors, with two of those doors servicing the largest portion of the warehouse, and the third door servicing a wash bay area with drainage pit, located at the far west portion of the building. The mechanical components of the building are functioning and are more than adequate to meet the needs of the building. Age/condition of the subject improvements are considered to be good and the quality is considered to be average/good. Kansas 33 Highway is a two-lane north/south roadway and Interstate 35 is a four-lane divided interstate system. The subject is considered to have average/good location/access, with Kansas 33 Highway an Interstate 35 entrance/exit. The legal description of the subject property per Franklin County records is: Northeast ¼, lying South of Interstate 35 less right of way, in Section 33, Township 15, Range 21, in Franklin County, Kansas containing 8.81 acres more or less.
