This 1.28 ac +/- land parcel is well situated just off the intersection of US Highway 441 and County Road 424/Alabama Ave, Apopka. US Hwy 441 is the main east/west running roadway that divides the "downtown Apopka" area. The daily traffic count at the intersection of US 441 and Alabama Ave is just under 54,000 vehicles per day. On the northside of our available land parcel is a Mobil Gas Station. On its NEC (northeast corner) is a Burger King, which is situated at a signalized intersection. On the south and east side of our parcel is the PHASE 1B Parcel, Apopka City Center, which has a estimated 15,000 SF of retail/office/restaurant planned for that PHASE. The 1.28 ac land boasts commercial zoning permitting a variety of retail/office style uses and allows for multi-family apartments, townhomes, as well as single family homes. As part of the marketing flyer for the property, 3 concept site plans have been presented. The 1st shows a mixed use 40 unit apartment complex and 4,550 SF retail/office component. The 2nd concept site plan presents a 13,325 SF commercial building offering the possibility of restaurant and multi-tenant retail/office use for the site. Lastly, the 3rd concept site plan presents for a 48 unit multi-family apartment complex. These diverse possibilities provide opportunistic developers the ability to monetize this land at a high level. Central to the Apopka City Center theme is a proposed 11 ac community park, pond, and boardwalk. This feature shall help boost a central community environment to further aid in the draw of the community to this site, leveraging the aesthetics and development to support the desires of the city residents and visiting public. Taurus Southern Investments, under agreement with the city of Apopka, has plans to develop 35 ac in the vicinity of this property, with a proposed 207,000 SF of restaurants, retail, office and residential homes. The long-term plan includes a possible 180 acres of development. It is imagined going forward that the Apopka City Center area shall become the dominant mixed use development area for the city. As part of their immediate plans, Taurus has improved McGee Ave, the N/S roadway, paralleling Alabama Ave on its east, and appears poised to improve a connector road from McGee Ave to Alabama Ave, on the southern boundary of our 1.28 ac site. The Hilton Garden Inn was the first "domino" in the planned, phased development to deliver the Apopka City Center. Strategically, in coordination with the recent completion of the Hilton Garden Inn Hotel to their site, in June 2017, Taurus signed a long term lease with Dubsdread Catering for the preservation of Highland Manor Event Center, linking it into the new Hotel. Our available land site, situated contiguous to the Apopka City Center planned development area, enjoys the advantage of proximity to national retailers, US Highway 441 (nearly 54,000 vehicles per day traffic count), and the forthcoming evolution of the Apopka City Center.
