The Yards is set to redefine community living with an exciting mixed-use development that brings together 222 modern apartment residences and 15 innovative live/work units—all seamlessly integrated with over 104,000 square feet of dynamic commercial space.
This thoughtfully designed community is more than just a place to live—it’s a lifestyle hub. Imagine a walkable, bike-friendly neighborhood where families can live, work, shop, dine, and connect with one another. From local boutiques and restaurants to essential services like pediatricians and dentists, The Yards is built to serve the people who live there—and invite businesses to grow right alongside them.
Located in the rapidly expanding Spring Hill submarket of Greater Nashville, The Yards sits at the epicenter of billions in new manufacturing investments, a new interstate interchange, and surging job growth—making it one of the most strategic and high-potential development sites in Tennessee.
Sustainability meets smart design: Featuring green spaces, a community dog park, solar panels, EV charging stations, and smart home technologies throughout, The Yards is committed to a forward-thinking, environmentally conscious future that blends seamlessly into the surrounding community.
The project received Site Plan Approval in September 2022, and updated plans and renderings—praised by the Spring Hill Planning Commission—were officially approved in August 2023. Development is moving forward with confidence and momentum.
The Yards isn’t just another development—it’s where community, commerce, and innovation come together.

NOTABLE NEARBY PROJECTS:
General Motors’ EV and manufacturing hub for America. The existing Spring Hill Plant located 3.6
miles away from the Spring Hill site already employed 3400 workers as GM's largest North American site before its most recent $2 billion expansion to build electric vehicles. On an adjoining parcel, GM and South Korean tech giant, LG, partnered in April 2021 to invest $2.3 billion in an Ultium Battery Cells
plant to supply electric vehicle batteries. The 2.8 million square foot facility is estimated to create over 1700 high tech jobs.

Spring Hill Commerce Center, formally known as the South Nashville Commerce Park, is an 84-acre,
fully entitled and permit-ready, newly planned development site located along I-65 just south of
Saturn Parkway in Spring Hill, TN. The 5.7 million square foot development will include industrial,
logistical, and warehousing space within the city and will include improvements to Jim Warren Road.
Future plans indicate significant infrastructure improvements to the region including on and off-
ramp connections between Saturn Parkway, Interstate-65, and Duplex Road, in addition to other wet
and dry utilities and supporting roadway infrastructure providing access to the Business Park and
local roads. The development could potentially provide 10,000 new jobs across all income ranges,
according to early projections.
*City of Spring Hill, May 2024
In April 2024, Executive Chair, Larry Ellison, declares Nashville as home for Oracles new world
headquarters. “The pronouncement comes almost three years after Oracle committed to bring
8,500 jobs to Nashville by 2031, at a $1.35 billion riverfront office campus. In that time, Oracle spent
$28.3 billion buying a health tech company named Cerner Corp. The deal plunged the software
company deep into Nashville's legacy business, and Ellison spoke about his ambitions and moral obligation to solve problems in that industry.”
