The Del Valle ISD administration building has 100 full-time employees and is adjacent to the high school opposite the subject retail center. Del Valle ISD recently purchased 56 acres of vacant land between the high school and SH-71 to the north. Instead of building another high school as the area's population grows, Del Valle ISD is going to turn the current high school into a mega-campus. A performing arts center with an all glass exterior is going to be built opposite the subject retail center. Oak Ranch is a high-end modular housing community located immediately to the west and south of the subject. The owners recently purchased 180 acres for the expansion of Phase 2. Development of Phase 2 is nearing completion and it will significantly increase enrollment in the three schools on Ross Road. The 300-unit Eastridge Luxury Apartments are located just south of the subject and were completed in October, 2020. Occupancy is already at 96%. The Dollar General store adjacent to the subject is reportedly one of the top 5 grossing Dollar General stores in Texas. The new Tesla Gigafactory is located a short distance to the northwest.
