Currently 64.8% combined occupied with 1.4 years of combined WALT, the properties are projected to generate ˜$138,624 in combined Year 1 NOI with no additional leasing. The properties have also been well-maintained by current ownership with ˜$265,000 in capital investment over the past 5 years, including a new roof at the Terrace building in 2022.

Further, Tenet is in midst of consolidating Nacogdoches Medical Center with Nacogdoches Memorial Hospital, a 226-bed hospital ˜3 miles south, currently targeted for mid-2026 closing. In forming a unified operation, Tenet will be able to deploy its resources across the Nacogdoches market, absorbing Nacogdoches Memorial Hospital’s market share and offering patients additional points of care at the Nacogdoches Medical Center campus.

Richard Howell joined Blueprint’s Medical Properties Team in 2024 as a Senior Associate. Before joining Blueprint, Richard worked in commercial real estate development at Cushman & Wakefield and C.A. Howell & Company, and has extensive experience in healthcare, retail, industrial, and charter school projects across the Southeast.

Based in Nashville, TN, Richard serves on the board of STARS Nashville, a nonprofit organization dedicated to providing mental health and recovery services to public schools in the Southeast. He earned a Bachelor of Arts from Sewanee: The University of the South.
