RARE 2ND GENERATION RESTAURANT END-CAP IN PARK SHORE NAPLES Prakas & Co. is pleased to exclusively present Suite 100-102 at Tanglewood Marketplace, a 7,700+ SF former Outback Steakhouse end-cap located on US-41 (Tamiami Trail N) in the heart of Park Shore Naples. This is one of the cleanest turnkey restaurant opportunities to hit central Naples in years, offered under a brand new long-term lease direct with new ownership. THE OPPORTUNITY Outback Steakhouse operated this end-cap for over a decade and left the restaurant infrastructure intact. An incoming operator inherits the hood, grease trap, walk-in coolers, MEP capacity, and service line rough-ins that would otherwise require seven figures in capital and 12+ months of permitting to build from scratch. The result is an accelerated path to opening (90 to 120 days versus 12+ months on a vanilla shell), redirecting build-out capital into branding, marketing, and working capital. THE SPACE Size: 7,700+ SF under air Position: End-cap with wraparound visibility Condition: 2nd generation restaurant, infrastructure in place Kitchen: Hood, grease trap, walk-in coolers, gas, full MEP capacity Signage: Pylon on US-41 plus prominent building signage Parking: 194 shared spaces (4.16 per 1,000 SF), restaurant-grade ratio ECONOMICS Base Rent: $50.00 PSF NNN CAM/NNN: $10.06 PSF Total Occupancy: $60.06 PSF Estimated Monthly Total: ~$38,500 Estimated Annual Total: ~$462,000 Lease Type: NNN Term: 10+ years preferred with renewal options TI Allowance and Free Rent: Negotiable based on concept, credit, and term Delivery: As-is 2nd generation restaurant condition FF&E Inventory: Available upon qualified inquiry

Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

About the Property
The property spans approximately 46,000 SF of gross leasable area across an efficiently designed multi-building layout with 194 shared parking spaces at a strong 4.16 spaces per 1,000 SF ratio. Excellent for restaurant, retail, and service tenants alike. The center features prominent pylon signage on US-41 and building signage opportunities for individual tenants, with excellent visibility to 44,000 vehicles per day. Tanglewood Marketplace is currently undergoing a $2 million exterior renovation designed to elevate curb appeal and reposition the center as a premier destination on the US-41 corridor. Improvements include freshly painted buildings with a clean modern palette, a new metal roof for enhanced longevity and aesthetics, new seal coat and parking lot striping, upgraded tropical landscaping throughout the center grounds, and refined architectural detailing throughout the exterior. The result is a completely refreshed environment that positions incoming tenants for immediate success. The tenant mix at Tanglewood Marketplace reflects a diverse blend of established local operators and specialty retailers that generate consistent daily traffic. Current tenants include Bruno’s Pizza, Clay Pot Turkish Cuisine, Pilates Hive, Spa 41, Snyderman’s Shoes of Naples, Chesterdales Antique Market, K&A Coastal Design, NC Nails, Dr. Cait, Vocation Jewelry, Kain Rug Gallery, Bangs, Twice as Nice Consignment, Happily Ever After, physical therapy, alterations, barber services, and additional wellness and specialty retail. The mix drives crossover traffic across dining, wellness, personal services, and specialty retail categories. Location remains the center’s strongest attribute. Naples is one of the most affluent markets in the United States, and Tanglewood Marketplace sits at its central retail spine. Waterside Shops (Neiman Marcus, Saks Fifth Avenue, Apple, Tiffany & Co., Louis Vuitton) is directly north. Park Shore, the Moorings, Coquina Sands, and the Gulf beach corridor surround the trade area. The immediate three-mile trade area supports a population of 42,174 residents with an average household income of $216,940, one of the highest income demographics in all of Naples. The five-mile trade area extends to 90,360 residents with average household income of $196,265. An expanded footprint of five miles captures the year-round affluent Naples population, including seasonal residents whose spending materially increases seasonal retail and restaurant volumes. Tanglewood Marketplace benefits from this base year-round. CURRENT AVAILABILITIES: Suite 100-102: 7,784 SF end-cap, former Outback Steakhouse, fully built-out 2nd generation restaurant with existing kitchen infrastructure, three walk-in coolers, bar layout, dish room, and full MEP capacity. Ideal for national restaurant chains, regional restaurant groups, and chef-driven hospitality concepts. Exclusively represented by Prakas & Co.
