The subject property consists of a 6,000± SF office/warehouse building built in 1978 on a 0.29± acre parcel, with the original metal roof. The building is of metal construction with the eastern wall being stucco with two layers of drywall for a three hour firewall rating. The building has two demising walls running east-west creating three separate partitions that are separately metered for electricity (1 phase power). There is no gas meter at the building, but gas infrastructure appears to be in place. These demising walls are partially opened so that one user may travel between the three easily, but could also be closed to allow for up to three separate users. Front to back (south to north) the units are 2,000± SF, 3,000± SF and 1,000± SF respectively. Each unit has a man-door and a 14’x14’ roll-up door.
