The facility is located just west of Interstate 45 on FM 1485. There are new residential neighborhoods and national retailers with close proximity to High Point Storage. Lago Mar residential development is a 7,000-home master planned community located adjacent to High Point Storage. The development will take ten years to complete and encompass more than 2,000 acres of single family, multi-family and commercial development. Home builders Castle Rock, Ashton Woods and Saratoga are a few of the many homebuilders developing in Lago Mar. Construction highlights for High Point Storage include concrete driveways, metal buildings, steel framing and standing seam roofs. The facility is equipped with exterior lighting, security cameras, perimeter fencing and gated entry with keypad access. High Point Storage has a large two story on-site office and apartment. The office has ample space for retail sales, truck rental leasing and customer meeting space. Situated on 9+ acres, current ownership has plans for phase two construction of an additional 20,000 NRSF. High Point Storage opened in 2017 and achieved 80% occupancy in six months. Occupancy and rental rate increases have consistently outpaced the Texas and national averages. Current ownership has not aggressively raised rates on existing tenants or instituted tenant insurance plans. Tenant insurance is not offered and rental rate increases to existing tenants is sporadic. The current physical occupancy is 95% and economic occupancy is 74%. Offers are due July 9th, 2019.
