DESCRIPTION

Tract B-1 of Certificate of Survey 5891 is located within the City of Missoula and is zoned M1R-2 Limited Industrial – Residential per the Missoula Zoning Ordinance (Title 20 of the Missoula Municipal Code). Following is a summary of the types of uses allowed within the M1R-2 zoning district. As a specific development proposal is planned the detailed provisions of the Zoning Ordinance as they relate to setbacks, parking, landscaping, use- and building- specific standards, and other requirements must be evaluated; other section of the Missoula Municipal Code will also apply. The stated purpose of the M1R-2 Limited Industrial – Residential district is to accommodate manufacturing, warehousing, wholesale, industrial, and residential uses. The zoning regulations are intended to promote the economic viability of manufacturing and industrial uses, encourage employment growth, allow residential uses in the M1R district, and limit the encroachment of unplanned residential and other non-industrial development into M1- and M2-zoned areas. The following uses are permitted within the M1R-2 – Limited Industrial – Residential district (full definitions of the following uses are provided in Chapter 20.105 of the Zoning Ordinance): Allowed Uses: Residential – Household living in mixed use buildings or single purposed residential buildings; Group living facilities are also allowed. 1,000 square feet of parcel area is required per residential unit by the Zoning Ordinance (the area requirement per unit for parking and landscaping typically involves more space than the minimum zoning required area). Public/Civic – College/University, day care, hospital, library, park, preschool, religious assembly, safety services, school, and minor utility uses are allowed. Through the conditional use procedures of Section 20.85.070, the following uses may be conditionally permitted: fraternal organization, emergency homeless shelter, meal center, and major utility and services uses. Commercial – Animal services including sales, grooming, and veterinary; artist work or sales space, building maintenance service, business equipment and sales, business support service, communications service establishments, day labor employment agency, restaurant, entertainment and spectator sports, financial services (except check cashing/loan service), pawn shop, food and beverage retail sales, cremating, undertaking, gasoline and fuel sales (except truck stop), lodging, tourist homes, office, parking non-accessory, personal improvement service, repair or laundry service – consumer, research service, retail sales, sports and recreation, participant (except casino), light equipment sales/rentals, and motor vehicle repair uses are allowed. Through the conditional use procedures of Section 20.85.070, the following uses may be conditionally permitted: animal services including shelter or boarding kennel, construction sales and service, tavern or nightclub, enterprise commercial use (over 30,000 sf building area), check cashing/loan, casino, car wash, heavy equipment sales/rentals, and vehicle storage and towing. Industrial Uses – Manufacturing, production, and industrial services including artisan, limited, microbrewery/microdistillery; limited recycling services, residential storage warehouse, warehousing, wholesale and freight moving, and winery uses. Other Uses – Agriculture, community garden, wireless communications facilities including ground mounted and roof-mounted support structures.
