5087 Sauk Trail - Sauk Trail Lots 9.89 Acres of Commercial Land in Richton Park, IL 60471

EXECUTIVE SUMMARY
New construction on vacant land suitable for retail, dining, entertainment, hospitality, or mixed-use. One of two Richton Park I-57 Exit properties available for redevelopment along Sauk Trail through a Request for Proposals (RFP) issued by the Village of Richton Park. Request more information on the RFP properties and process at https://richtonpark.org/towncenter. The deadline for RFP submittals is Monday, January 26, 2026.
The Village will negotiate a Redevelopment Agreement (RDA) with the selected RFP applicant. The RFP will define the obligations of both the developer and the Village including the terms of sale. A project resulting in the reactivation of the entire site will be an obligation of the developer.
Welcome to Your Home. Richton Park is a progressive village in the Chicago south suburbs. We are diverse and thriving, with easy access to the Lakefront via Interstate 57 and the Metra Electric line. Richton Park prides itself in being a safe, tight knit community. Home to the award-winning Southland College Prep, Rich Township Fine Arts Campus, and just ten minutes from Governors State University, Richton Park’s foundation for future growth is rooted in academic excellence.
Investment is happening in new businesses. New restaurants and specialty retail cater to the appetites of residents and visitors of all ages. New venues and Village festivals create opportunities for people to come together and make memories. Richton Park fosters a spirit of both community and entrepreneurship.
Rich Township High School District 227 Fine Arts Campus (FAC) is located immediately north of the RFP sites. The FAC has a student population of about 2500 students as well as 300 faculty and staff. The FAC also hosts over 100 events per year attracting in excess of 80,000 guests annually to attend major sporting events, multi-day tournaments, performing arts showcases, and graduation.
The sites are located near existing national retailers on Sauk Trail including Walmart, Starbucks, McDonalds, Tropical Smoothie Café , Family Dollar and Dollar Tree.
Recent investments in the Village span new retail and multifamily construction as well as renovation of multiple existing properties to offer new retail, dining and employment opportunities to residents. Notably, a new specialty bakery and restaurant, Sweet Vegan Bakes, has just opened adjacent to the RFP sites at 3721 Sauk Trail.
The RFP sites are part of the Village’s active Town Center redevelopment efforts guided by its 2024 Town Center Plan. There are many active, funded projects that are all expected to be completed in the next two years including environmental assessments, new street design and construction of Richton Road, restoration of demolition sites, design for a one-way to two-way conversion of Richton Rd north of Sauk Trail and site preparations for future RFPs.
