The tenants are both on absolute NNN leases, handling all common area maintenance directly with no landlord responsibilities for roof or structure. McDonald’s signed a corporate-backed 20-year lease which commenced in December of 1996. They recently executed their first renewal option leaving approximately four years remaining on the firm lease term. The lease provides for exceptionally rare 15% rent increases between each of the remaining three, 5-year renewal options.
