The project site is located on the northeast corner of Shafto Road (Monmouth County Route 547) and Asbury Avenue (Monmouth County Route 16) in the Borough of Tinton Falls, Monmouth County, New Jersey.
The 8 acre (+,- site includes both a developed area as well as vacant land. The front portion of the site (along Shafto Road) contains a one (1) story building, parking and landscaped (maintained lawn) areas. The remainder of the site is wooded. The lot is located in the C-2 (Shopping Center) Zone.
Surrounding land uses include open space and development. Forest is present to the immediate north of the site as well as to the west beyond Shafto Road. Residential development dominates the eastern boundary as well as the southern boundary beyond Asbury Avenue.
