Description
Loggins Creek Ranch is 270 acres of mature forest located 45 minutes south of Lufkin, TX. 200 acres has been high fenced and is ready for stocking with either whitetails or exotics. The barndominium headquarters sit on the highest hill on the place overlooking the cypress tree-lined pond below. Four miles of mowed roads run throughout the 200-acre fenced area with good access. The remaining native free-range 70 acres is on the western edge of the property where Loggins Creek flows. Topography, rangeland & habitat: Mostly natural pine forest with good concentrations of oaks and other hardwoods throughout the bottomlands. Dogwood trees are seen blossoming in early spring along with magnolia trees that flower when summer begins. The property has a large amount of elevation change with over 110-foot difference from the highest point where the barndominium sits to the bottom where Loggins Creek flows. There are multiple springs on the property that flow often with the main one feeding the cypress tree-lined pond that sits below the headquarters. The ravines that house these springs could be utilized for wetland creation or additional pond and lake sites. Loggins Creek is a year-round creek that is the western boundary of the property. Large cypress and oak trees can be found in flats along this meandering creek. Wildlife: There are no big game animals currently inside of the high-fenced area. Making it perfect for stocking of exotics or starting a deer herd with selected genetics. There are high fence pens at the headquarters that can be used as either soft release pens or for a breeding operation. The free-range area along Loggins Creek has plenty of white-tailed deer and hogs that utilize this area. Native small game and birds of all varieties including duck, dove, squirrels and rabbits can be seen across the entire ranch. Improvements: 1,600 SF barndominium. Nicely built 1 bed 1 bathroom living quarters with attached shop component that includes porches on both sides that provide views of the field and lake. Water: There is a newer water well located at the headquarters that is protected from the elements inside of a permanent structure. Electricity: Electricity is remarkably run underground from the county road all the way to the headquarters and throughout most of the ranch. The capability is there to run electric wiring along the high fence to keep out predators. Additionally, there are a number of electric boxes scattered throughout the ranch that could be tapped into for power in several locations.
