Sugar Creek Golf Course is approximately 150 acres. The property has undeveloped acreage for new construction, an 18 hole golf course, a banquet center seating 120 people, a private members room, 2nd floor offices, lakes, ponds, buildings, bathrooms, pump houses, a driving range, gazebo, clubhouse and large parking lot. The golf course business and some clubhouse and maintenance equipment is included in the sales price. The previous course operator was paying $11,500 a month in rent. This property may be bought, leased or a combination. The original course was only 9 holes, which is called the back nine today. The additional nine holes opened in 1999-2000, which is called the front nine. There are 300+ homes surrounding the golf course. The original developer developed all the building lots and built around 100 of the homes and the rest were built by other homebuilders. Home values are at?an all-time high. Many of these homes are 17-27 years old. Homeowners with a golf course view usually see a 10% increase in property value as opposed to a similar home in an adjacent subdivision. In the 1990’s the 1 acre building lots sold for $45-$80k depending on the view. In the 2000’s a ¼ acre lot sold for $35-$45k per lot. In the mid 2000’s the developer /golf course owner planned to move hole #8 and build some additional homes. The construction would have put their sewer plant at capacity. In 2011-2012 North East Public Sewer District contacted the course owner and said they need to provide a new sewer lateral line going through holes 1-4 and the driving range. The sewer district completed their work in 2013. In 2013 the course was restored from the damage the sewer district. By the Sewer District increasing the sewer main size and eliminating the pump stations and lift stations much more of?land can be developed In April of 2013 the property was appraised at $2.1 million.
