ABOUT SOUTHEAST

This area of Memphis provides many logistical advantages to industrial tenants. The Memphis International Airport, the busiest cargo airport in the country and the second busiest in the world, is located here. The Port of Memphis also sits nearby. As the fifth-largest inland port in the country, it allows companies to transport goods via water, rail, and roadways. BSNF and Norfolk Southern operate intermodal railroads in the area, and interstates 40 and 240 directly connect the region to larger markets throughout the country. Finally, the presence of the FedEx World Hub allows for some of the latest drop-off times in the country for overnight deliveries.

Memphis has a strong blue-collar workforce. Transportation and warehousing jobs account for roughly 12% of the employment in the region, providing companies with a large pool of able and qualified workers.

Population growth across the metropolitan area has been trending upward in recent years, and this locale is well positioned for last-mile logistics. Affluent suburbs of Germantown and Collierville sit to the east, while downtown Memphis and the higher population density across the urban core are directly west.
