Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

About the Property
5301 Wilkinson Boulevard presents a move-in-ready space to secure a spot in the Goodwill Opportunity Campus, a one-of-a-kind environment that prioritizes business success through community collaboration. At 1,760 square feet, this space was formerly utilized as a daycare and features a flexible layout ideal for office users but unique enough to serve as a salon/barber space, daycare, or a variety of other uses. The suite includes several private restrooms, storefront windows, four entry points, and open areas for various configurations. There is controlled access for security, a wheelchair-accessible drop-off area, free guest parking, and gated employee parking available. Such versatility allows a broad range of businesses to find their niche in this diversified campus. A total of 4,625 square feet is also available with a fully built-out kitchen and seating area with equipment and utilities included. Space also includes a private office, employee locker area, janitorial closet, and two restrooms. The 160,000-square-foot campus opened in 2016 and is the hub for retail, warehouse, community job connections, training facilities, and administrative offices. It offers tuition-free job training programs in high-demand industries, job search support services, staffing services, rentable meeting and event spaces, and more. Additionally, community-based partners such as Skyla Credit Union, Charlotte Community Health Clinic, Common Wealth Charlotte, and the Center for Community Transitions share permanent space on the campus. Working collaboratively with these organizations under one roof enables Goodwill and co-tenants to provide convenient access to services that positively influence the community. West Charlotte has drawn significant residential and commercial interest with a combination of connectivity, cost-effective housing, and convenient access to employment hubs. Due to these factors, the population within a 2-mile radius grew by an astonishing 18% from 2020 to 2025 and is expected to increase by 1.5% annually through 2029, ideal for talent recruitment and consumer exposure. Via direct access to Highway 74, drivers enjoy seamless commutes, and adjacent to Charlotte Douglas International Airport is a great advantage for traveling professionals.
