The property is conveniently located adjacent to the 215 freeway on Gibson Road. The freeway in this area averaged 128,000 average cars per day in 2015 which is up from 120,000 average cars per day in 2014. The area surrounding Champion Village is booming with new housing such as: (1) Two new apartment complexes on Gibson Road named View and Elevate; (2) Rylan Homes and DR Horton are adding to their developments just east of the center on Paseo Verde; (3) Pardee is adding homes to its Horizon Terrace development on Horizon Ridge and Gibson; (4) Blue Heron is adding homes on Horizon Ridge just west of Gibson Road. Because of the expected increase in traffic, Gibson Road has recently been widened from Paseo Verde to Horizon Ridge.
