Ownership will consider a pre-sale of Burlington Coat in connection with the sale of Academy. Burlington is scheduled to open in 2018 as is the Warren Theater. Murphy Oil and Chick-fil-A are going in on pad sites at the center and several food tenants are going into the inline space near the theater. The city has provided $22 million in TIF financing for improvements on the corner including $18 million into this center. This translates into lower rents and more profitability for the tenants. Academy is only paying $10.00 psf. The city also facilitated the sale of the GM plant to Boeing for the operation of the new Pegasus KC-46a tanker which is bringing 1,200 new jobs to the area. Tinker Air Force Base is 4 miles away and is the largest US military base in the world. The base is the only service point for AWACS airborne command and control aircraft globally. Tinker sits on 5,500 acres and employs more than 26,000 people and is responsible for 32,000 additional spinoff jobs. The base has an annual economic impact of over 3.6 billion dollars.
