Rent Types


The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. ABOUT THE PROPERTY

The two primary roads that encircle Marketplace Shopping Center, Brewerton Rd, and Circle Dr., carrying approximately 16,000 vehicles per day. Located next to the shopping center is a large auto mall with dealerships that include Lexus, BMW, Porsche, Audi, Toyota, Buick, Hyundai, Volkswagen, Jeep, GMC, Chevrolet, Lincoln, Dodge, Mazda, and Maserati etc. This auto mall serves the entire Syracuse metro area as well as smaller surrounding communities. Additional national tenants located in Cicero include Home Depot, Target, Walmart, Wegmans, Five Below, and Marshalls. The available space will represent the only Jr. anchor box available in the Cicero market. Recently, Micron Technology, Inc. (memory computer chip specialist) and the State of New York announced a plan to invest $100 billion over 20 years, which is the largest private investment in New York State history. The chip factory is expected to create 50,000 jobs throughout the area with 9,000 of these jobs working directly for Micron. The average salary for a Micron employee is $109,000. Micron and the State of New York have selected White Pine Commerce Park a 1,200-acre site approximately 4.4 miles and 8 minutes from Marketplace Shopping Center. The Cicero area will see increased housing growth above what it has been experiencing due to the chip plant. This housing will include single family and multifamily developments. Our site which enjoys regional as well as local traffic will be impacted in the future by more local traffic. The primary exits off of I-481, which already empties directly into the Shopping Center, will make existing neighborhoods as well as new neighborhoods easier to access by avoiding traffic related to employees working at the chip plant. Moreover, Marketplace Shopping center is centrally located next to two of Syracuse’s largest highways I-81 and 481, which carry 50,000-55,000 vehicles daily. We anticipate traffic and density to increase greatly due to the influx of population that is poised to fill in the Northern communities of Syracuse. As part of the county’s and state’s commitment they will be increasing sewer capacity in the northern communities to allow for residential development that will be necessary for the coming growth. The sewage capacity is scheduled to be added concurrently with the White Commerce Park development.
