Restaurant appropriate utilities and infrastructure recently renovated by Landlord are ready to go. Restaurant equipment, furniture and fixtures however were completely removed by last tenant and therefore new Tenant should have capacity to build out its own kitchen. Landlord has installed two new 4 Ton HVAC units on a new roof and upgraded electrical service in 2018 when last tenant's lease ended. Space is ready for delivery as a clean shell for installation of a modern kitchen if this space is to return to a restaurant use. It is also appropriate for another service or retail use able to fully utilize this size space, and either way Tenant must not duplicate or conflict with, any other of the existing tenants' uses in the shopping center. Our goal is a compatible long term tenancy able to successfully join the nine other tenants to complete this shopping center. Renovations to this Shopping Center include new under-canopy concrete sidewalks and fresh exterior paint as of Spring, 2020, and new parking lot asphalt as of 2017.
