There are twelve parking spaces as well as a handicapped space. The parking entrance (curb cut) and parking spots are shared with the nearby low impact buildings so there is always plenty of overflow parking. There is a faucet on the front of the building and on the back. The back also has two power outlets. The exterior brick and stone and the roof are all in great shape. Includes commercial style carpet and tile, locking doors throughout, lots of windows, four full offices, new electric HVAC system only a year old, a full walk in utility closet, a coat closet and a storage closet, a double size meeting room with gas fireplace (disconnected) and a wall mounted TV. Also a kitchenette area with sink, reverse osmosis water filter, cabinets, mini-fridge and microwave. This property includes a very attractive monument sign with lighting. Also, there is a three zone lawn sprinkler system but the front-most zone needs repair. The rear of the building's parking lot gets overflow drainage from the houses on the other side of the alley when it rains. If it's dry when you stop by, look for the water stains on the concrete to see the extent. There are no problems as a result of a well engineered drainage system, but you're welcome to come by unannounced the next time it rains and see how it all works for yourself. The neighborhood is mostly upscale medical and accountants. Only one traffic light to TX-121 in either direction. Precinct Line Road is nearby with tons of traffic as well as a Walmart and other high traffic stores. The street is very upscale with no power lines (located in alley behind buildings) and the city provides well manicured trees and grass in the median. Fiber is available from several vendors. In December 2018 the HVAC was replaced with an electric unit. Gas is available to the property but is not currently turned on. Most rooms have carpet, one has stained concrete with epoxy coating. The kitchen and bath have tile. Zoning is the Hurst-specific "Limited Business District". You can search for the actual legal definition on Hurst's website, but it's intended to permit offices and limited area service and retail stores. Those establishments which would be compatible with nearby residential development are allowed. Part of that definition includes the requirement that all trade is conducted indoors.
