The property is concrete block construction, with a pre-stressed concrete roof, and wood frame interior elements. The property was built in 1986 as a Hampton Inn. The current owner purchased the property in 2016 as a highly distressed asset, with nearly half the rooms shut down or in need of serious renovation. The sellers recently completed a total renovation of the property in 2018. Carpets, case goods, mattresses, A/Cs, and TVs have all been replaced since 2016. Post-renovation the property doubled revenue figures and had sustained high levels of income until Covid-19 forced a slowdown. In 2020 the property performed well and continued to pay debt service and generate income for the owners. There is a CMBS loan in place on the property that must be assumed as part of the sale. There should be little to no PIP for this property as it meets current brand standards for Quality Inn.
