Executive Summary

Built to support efficient operations, 615 Industrial Avenue is an industrial warehouse totaling approximately 144,875 square feet on 7.28 acres within Salisbury’s Business District zoning area. Constructed across multiple phases from 1963 through 2019, it features brick construction, dock-high and drive-in loading, a 12- to 17-foot clear height, a wet sprinkler system, and TPO roofing. The TPO roofing comes with a 20-year warranty, with 67,200 square feet installed in 2019 and 32,400 square feet installed in 2022, minimizing near-term capital expenditures. This is an exceptional owner/user opportunity for those seeking optimal efficiency with the ability to immediately occupy and tailor operations to specific business needs.

615 Industrial Avenue enjoys a strategic location directly off US 601, with swift access to surrounding arterials, including Highway 29 (2 miles) and Interstate 85 (3 miles). Signode operates a major engineering and manufacturing facility across the street. Logistics and regional distribution are seamless, positioned equidistant to Charlotte and Greensboro, with Charlotte Inland Port and Charlotte Douglas International Airport (CLT) just 45 miles away, supporting streamlined supply chain connectivity and reduced transit times across the Southeast corridor.

Nationally and regionally recognized commercial operators’ industrial facilities encircle the site, such as Food Lion, Frito-Lay, Goodyear, Yale Cordage, and Locust Plastics. This diverse mix of well-established, complementary industrial businesses reinforces Salisbury’s long-standing status as a proven industrial hub and supports operational synergy. Within a 10-mile radius, average household incomes exceed $87,000, and 34% of the workforce is employed in goods-producing, trade, transportation, and utilities industries, providing a reliable, industry-aligned labor pool to sustain ongoing operations.
