There are 4 units and a basement. 1.) 622#1- The front unit. It's a really neat 1 br unit and has had the same resident for years. At least 5 or so I believe It has central heat and air shared with unit #2 in the rear of the building, nice wood work with thick/tall trim, french doors and claw foot tub in the bathroom. The resident isn't supposed to smoke in the unit per the lease but it's apparent that he has and has for years. Otherwise, he does take pretty good care of the unit overall.. He additionally uses the basement for storage and the garage below the loft in the back. This resident has chosen to put supplemental window unit to regulate temps because he shares the central heat and air with the rear, which is not ideal, but I have chosen not to worry about it. 1 bedroom 1 bath. 2.) 622#2- This resident has been here for a couple years. He is not the best housekeeper but pays his rent. The unit shares the central heat and air with the unit in the front and the thermostat control is in the unit. It has had new flooring throughout in the last 5 years, vinyl plank in cedar mill color, has nice woodwork and is a neat a functional 1 bed, 1 bath. 3.) 622#3- is the loft unit above the garage. Not sure about the history of these residents, I've not had any interaction with them but seem to take care of the unit and pay their rent. The unit is pretty neat and has an open living/loft area, a private bath and functional kitchen. The sink are old and neat, original cast iron with ceramic coating. It has baseboard heat and window air. I believe this one has had the hardwoods refinished, new paint, etc since I've owned it. 4.) 624 Division- is the separate little 1br, 1ba house. It's a neat little space too. Very functional and good sized. When we showed it a while back, we met the resident and she seemed very nice and seems to take good care of the place. The unit is heated with a warm moning type gas stove and has window ac. Bedroom is large, bathroom is large, kitchen is fully functional, it's a good little rental. It's had new vinyl plank flooring, new cabinets, new window ac, paint, some new fixtures, etc. 5.) The basement. This used to be a rental unit. It flooded 10-12 years ago bc we had insane rains and the sump pump went out. We cleaned it and repaired or replaced the sump pump but I never reinstated the apartment to a rental, just kept it as a basement. It's not particularly nice, it's full of stuff for storage now and has had some water from time to time as is the case with most old basements and can be best described as an old basement. -The electrical was replaced just before I bought it -The roof on the main unit has been replaced since I bought it -Half the roof on 624 Division was replaced before I bought it and I replaced the other half shortly after I bought it. I am not sure how old the roof above the loft is. -I know the gutters need repaired on the West side -The rents have not been raised since I've owned it, so there is some upside there. There is additional upside in having low flow toilets and governed thermostats installed to reduce utility consumption, or there is justification to absorb the cost of having the units separately metered would offset the utility cost entirely. There are definitely things that I could and should be doing to do so. The utility bills are higher than they should be. Again, if I had the time, I would find a solution for this. -The reason I am selling is because though the place is sustainable as a rental in its current state, there are things I would like to do it, but I just don't have the time, I have some larger projects I've been working on that are taking up all my bandwidth at the moment. I see and hear a lot of folks looking to graduate up from SF into some smaller MF properties and feel the market and demand create a good opportunity for me to sell and create an opportunity for someone else. Overall it's been a good property, I am moving into some newer duplexes. Hope that helps you understand the property a bit better. Owner is agent.
