The free standing Shopko building is part of a three tenant shopping center co-anchored with Ace Hardware and County Village Cinema 5, located at the signalized intersection of Hwy. 41 and SR 28 in the Upper Peninsula town of Ishpeming, Michigan near Marquette. The center is part of a larger shopping complex known as County Village, comprised of nearly 200,000 square feet of retail, office, hotels and restaurants. Within the Village are McDonald’s, Wells Fargo, Blimpie, Radio Shack and Jubilee Foods an IGA grocery store. Immediately behind Country Village is a RV campground to service campers and visitors to Teal Lake, adjacent to the property, and Lake Superior, 15 Miles north. Contiguous to Shopoko is Hilltop RV Superstore. Bell Memorial Hospital, serving western Marquette County, opened a new facility adjacent to Country Village in 2008. Within one half mile of Country Village are Family Dollar, Pizza Hut, Burger King, Super Drug and Edward Jones. Shopko originally opened under a build to suit lease in 1988 as a Pamida store. In 2013, Shopko Stores Operating Company acquired Pamida, an Omaha, NE-based department store retailer that operates 193 stores in 17 Central, Midwestern and Mountain states. The lease includes a percentage rent clause, requiring Shopko to report annual sales. Current annual rent is $4.25 per square foot, absolute net. Shopko resurfaced the parking lot in 2016. Available, but not included in the offering, is a one acre out parcel listed for $200,000. Seller will sub-divide parcel prior to closing. In 2012, the Pamida store was remodeled and converted to a Shopko Hometown store, including the addition of a pharmacy. The stores offer a similar selection to full-size Shopko stores, including food, consumables, home products, apparel, and national and private brands.
