The CSX facility in DeWitt identified the yard as the best location in central New York as an 'inland port’, able to handle 30,000 containers annually from importers of consumer goods and retail goods and, potentially, agriculture exporters. Amazon also completed a 3.8 million-square-foot warehouse in Clay, New York, which is about a 16-min drive away from the subject property. According to CoStar, its vacancy rate has decreased to 3.1% while rent has increased by 37% relative to the 5–year average in Jan 2022.
