The KinderCare properties have been successfully operating for many years and recently received over $300,000 in repairs and aesthetic improvements. In September of 2016 the ownership negotiated early lease renewals at which time the tenant exercised 6.5 year lease extensions on all of the properties. In return for the term extensions the leases were changed from true triple net to double net (NN) in nature. No rent concession were given. These locations offer KinderCare the opportunity to profitably operate out of established locations for a fraction of the rent charged for their more recently constructed buildings. The landlord is responsible for capital replacements to the roof, structure, parking lot as well as snow removal and landscaping. The snow and landscaping contract for all five locations costs at just under $400 per month per property. Each lease includes set rental increases every few years except for the East 75th Street location which is flat through 2030.
