The Property is located just south of 71st Street in the North Beach area of the City of Miami Beach, a barrier island that is approximately one mile wide and consists of a land area of of approximately 7 square miles. The City of Miami Beach is bounded on the west by Biscayne Bay and on the east by the Atlantic Ocean.  To reach Miami Beach from mainland Miami, there are 4 causeways. The northernmost causeway is the J.F. Kennedy Causeway (NE 79th Street). Further south at NE 36th Street is the Julia Tuttle Causeway (I-195). The next causeway continuing south is the Venetian Causeway which connects to Miami Beach at approximately 17th Street. And on the very southern limit is the MacArthur Causeway (I-395) which connects to Miami Beach at 5th Street extending to downtown Miami on the west which also connects with I-95, the major north/south artery along the Florida east coast.  A master plan was approved by the City of Miami Beach for the North Beach area in order to revitalize the area including a “Town Center” along 71st Street and to enhance the surrounding neighborhoods through the creation of local historic and local conservation districts and parks. In November 2017, the City of Miami Beach approved the ordinance which changed the zoning within these boundaries to TC-C (North Beach Town Center – Central Core).  The Property is conveniently accessible from mainland Miami, the Miami Central Business District, and the Miami International Airport via the existing causeway system and has outstanding development potential.
