700 Novus Place is a new six-story, ±158,700-square-foot Class A office building located west of the northwest corner of University Drive and Rural Road in Tempe, AZ. The multi-tenant project, delivering in 2021, includes ±147,800 square feet of office space and ±11,500 square feet of ground floor retail. Floors plates range from ±24,575 RSF on the first floor to ±27,100 RSF on the building’s upper floor. The building is adjacent to a seven-level (six above grade and one at-grade) 4:1,000. 700 Novus Place is located in Phase III of the Novus Innovation Corridor, where more than $250 million of office, retail, residential and hotel construction is already underway immediately north of the University Drive Light Rail Station. The 259-room Hyatt House/Hyatt Place hotel and the 777 Tower will open this summer, while the 318-unit Aspen Heights’ residences will open in 1Q 2021. Additional office, multi-family and hotels projects are currently under negotiation. Ground-level retail in several of these initial buildings will launch the Novus Place Retail District at the front door of 700 Novus Place. ±
