The site is adjacent to an existing Class A Office Facility which we, as Developers, own. As such, the site is correctly zoned with preliminary site development plans previously submitted to the City of Concord and Cabarrus County Planning Departments. As such, it is our belief that the project can be designed, permitted, and constructed in approximately 8 to 10 months from Notice to Proceed.
The site location is very strategically placed and is adjacent to numerous large residential developments, as well as a very aggressively developed area of commercial property. The site is also approximately 1 mile from Concord Mills and Bruton Smith Boulevard. The site is also 1 mile from I-85 at Exit 54, or the Bruton Smith Boulevard Exit. The site is adjacent to Poplar Tent Road, which is a direct connection to I-77 and Davidson, NC.
