The 163 units standalone net footage is the 12k.We then spent several hundred thousand dollars in CAPEX to include: painting all buildings, trim, doors and office, new office computer/printer/chairs/equipment, all new LED lighting throughout, All new camera system with remote viewing, new unit door tags, all new pavement (not just seal coat), replaced one of the building roofs, brand new keypads and gate software systems, among other items. We purchased it based on $11.8k per month in T12 income. We already have it at last 3 month average of 29k per month and climbing. Of course the bulk of the revenue growth will come May june july and august this summer. There is LOTS of room to raise existing rates, still grow occupancy. the facility is only 76% occupied so plenty of occupancy room as well as the units have not been increased in years and are well below market rents. We bought it solely with the intent to fix it up and re sell it. Sitelink is the software in place since Sept 2023 and Open tech alliance is the gate operator we installed. Included in the listing are April May June 24 sitelink mngt report for storage revenue income as well as the Apr May June 24 Penske reports which are paid weekly and NOT included in the sitelink totals.
