DESCRIPTION

The property could be re-zoned and re-platted to individual Single-Family homes. City Ordinance requires SFR lots to be at least 6,000 sq ft with a 60’ street frontage. For more than 30 homes, fire code requires 2 access ways. This would be possible from 2nd and from Hacker. City water and sewer are available on 2nd and Hacker. Detention requirements will depend upon the configuration of any development plan. A drainage plan and SWPP would be required to comply with city requirements. The city utilizes Galveston County Drainage District #1 Criteria Manual for design requirements. For a development this size, on-site detention would be required. Size to be determined by engineering studies. The property is in an AE flood zone so any residential construction must be elevated so the top of first living floor is 1’ above the FEMA BFE. The city does not currently provide incentives for development. Any developer would be required to install infrastructure (roads, utilities and drainage) prior to starting any residential construction.
